What are the main expenses in the consortiums
According to the report, expenses are distributed as follows:
- Staff and salaries (35% of the total): This is the most significant item of the expenses of the consortiums. In smaller buildings, with 0 to 50 functional units (UF), the percentage reaches 38%, while in larger buildings, more than 200 units, decreases to 18%, which shows economies of scale.
- Operational and maintenance expenses (27%): It includes expenses related to the cleaning, safety and maintenance of buildings. In smaller buildings, spending in this area represents 24%, but in large buildings, this percentage can reach 49%.
- Public Services (14%-16%): This expense remains relatively stable regardless of consortium size. It includes the cost of services such as water, gas, electricity, among others.
- Administration and management (13%): Administrative expenses include fees from administrators and insurance. This item decreases to 8% in large buildings, where fixed costs, such as fees and insurance, are diluted.
- Extraordinary maintenance and works (7%): It contemplates repair and improvement projects that are necessary, although its impact on total spending decreases slightly as the building size increases.
In the province of Buenos Aires, the main expenses of the consortiums in February were similar, although with some differences in the percentages. Personnel and salaries represented 36% of the expenses, while in the largest buildings this figure decreased to 24%.
Operating and maintenance expenses also increased with the size of the consortium, reaching a range of between 29% and 46%. Administrative expenses occupied third place, with an average of 17%, while in CABA this item was in fourth place with 13%.
