“The big difference in the affordability of existing apartments and apartments in the event of re -letting is a typical indicator of a currently strongly tense housing market,” it says.
In the evaluation, the average income is the basis for determining whether an apartment is affordable. An apartment is considered affordable if the net rent is up to 27 percent of the middle household net income. The middle budget net income (median) in 2023 was an average of 2,575 euros. So there were as many incomes about it as among them. In the event of one-person households, it was 1,800 euros, for four- and multi-person households 4,525 euros.
Several tenant groups are particularly difficult: The supply rate for students is still low, with barrier-reduced, barrier-free or barrier-free living space there is a supply gap of 57,000 apartments, and further capacities are necessary for the accommodation for women affected by violence, the report says.
